Air Conditioning Maintenance System FAQs

How Much Does AC Maintenance Cost?

AC Maintenance costs vary greatly from company to company. Be wary of AC Maintenance specials under $100.00. Most of the time, Sales-Oriented AC companies use the cheap tune-up to get in the door. Their intention is not to offer you quality maintenance on your AC system, but instead to sell you a new system. Quality AC maintenance should take between 1-2 hours. You should be spending between $100-$200 for a quality, one-time maintenance. For the best value, you should consider an AC maintenance membership which often comes with service benefits, priority services, additional warranties, discounts, and more.

Professional AC Maintenance takes between 1-2 hours for a comprehensive cleaning of your ac and heating system.

  • AC System maintenance should include:
  • Visual Inspection of all AC Components
  • Testing Operation of Heating And Cooling
  • Checking all Capacitor Readings and condition of capacitors
  • Inspection of contactor
  • Testing/Tightening of all electrical components and connections in equipment
  • Inspection of High and Low Voltage Wiring
  • Inspection of Disconnect. Tightening lugs in disconnect. Cleaning debris and bugs from disconnect.
  • Drain Treatment/Flushing with installation of Slow-Dissipating algaecide pan treatment
  • Testing of Water-Safety Devices on Unit and drain pan
  • Checking Refrigerant Pressures
  • Cleaning of exterior and interior Indoor Unit
  • Cleaning Evaporator Coil/Straightening fins as needed
  • Inspection of IAQ accessories
  • Checking Filter Condition. Replacing Filter if necessary
  • Inspection of blower wheel and blower motor
  • Removing top of condensing unit. Vacuuming out leaves/debris and Cleaning the inside of the machine
  • Cleaning interior of service Panel on outdoor unit.
  • Removing debris, bugs, critters from outdoor unit.
  • Washing and Cleaning of condensing unit coil
  • Inspection of condensing unit fan blade and fan motor
  • Photo documentation of checks, cleanings, and readings

Your air conditioning and heating system should be professionally cleaned and serviced at least once per year. Most manufacturers, industry associations, and contractors recommend twice a year. The best time to get maintenance is right before the heating and cooling seasons. This allows your HVAC Contractor to take a look at your equipment right before the majority of breakdowns occur.
